It’s been said that buying a house is one of the most stressful things a person can go through. In part, that’s a function of finding the right location for themselves and their family. Or the enormity of moving a lifetime of belonging to a new town or city.
While some of the tension felt when buying or selling a house can’t be avoided, some of it, thankfully, can be. This is where staging your home can help.
House staging is the art of readying a property for sale by improving it’s aesthetic appearance. Advantages include greater odds of achieving a sale, increased number of bids, and even higher sale totals.
Occasionally, I’ll recommend house staging for my friends and clients alike. This has the potential to draw a rather confused response…
‘But what’s wrong with my house as it is?’
Actually, nothing’s wrong with houses as they are. Whatever furniture arrangement a person has, whatever color scheme or interior arrangement they have, it probably communicates their personality perfectly.
However, selling a property isn’t the same as selling the home you lived in. The truth is, a buyer wants to see themselves living in the home and that’s hard to do when the seller’s life is what the buyer experiences during the tour.
Whenever I recommend home staging, I’m simply suggesting a person do everything they can to increase their odds of selling their home. It’s my job after all – experience helps me know what it takes to sell, and house staging is one of the tools that can help.

Believe it or not, psychology plays a major role in all of this. Studies, including one conducted recently at the University of Maryland, show that the minds of buyers are heavily influenced by certain design types, cleaner appearances, and improved spatial flow.
So staging not only helps sellers showcase their property beautifully, it can also help buyers make better decisions because there are fewer distracting influences.
House staging works, and it’s one of many techniques used by sellers looking to gain a fast and high-value sell. House staging leaves plenty for a home-owner to gain, so, next time your real estate agent discusses it with you, don’t think of it as a critique of your interior design skills. View it instead as valuable opportunity to shift the odds of a sale firmly into your favor.
